Furnished Shore Home Checklist: What Stays?

Buying a Furnished Shore Home? What Actually Stays?

Buying a furnished shore home can make the move-in process look easy. In late August, homes on Long Beach Island and in nearby mainland towns are often still set up for summer. Furniture is in place. Decks are furnished. Beach gear is stored nearby. TVs, grills, bikes, kayaks, kitchen items, and outdoor equipment may all be visible during a showing.

That is exactly why buyers need a furnished shore home checklist.

Seeing an item in the house does not mean it comes with the property.

A fully furnished shore home can look turnkey in late August. Buyers should confirm what actually stays with the property.

Why a Furnished Shore Home Checklist Matters in August

Late August gives buyers a useful look at how a seasonal property functions when it is fully in use. On LBI, that may mean bedroom furniture, deck seating, grills, bikes, beach chairs, paddleboards, kayaks, TVs, window treatments, kitchen supplies, and items stored under or around the home.

Mainland properties may have patio furniture, pool equipment, lawn tools, shed contents, garage storage, recreation equipment, freestanding appliances, and outdoor furnishings.

Some items may stay. Others may leave before closing. A furnished home can also contain furniture or décor placed there only for staging.

Do Not Shop the Summer Setup

Start with the house itself.

Does the location work for you? Is there enough parking? Does the floor plan fit your household? Is there enough storage for beach gear, bikes, tools, or year-round belongings? Do the deck, yard, patio, or pool area work the way you expect?

Then look at the furnishings and equipment.

If the dining set, bedroom furniture, grill, television, kayak rack, patio set, or another item matters to you, write it down. Do the same with anything you do not want left behind.

A furnished home is convenient only when the items that remain fit your plans.

Use Your Furnished Shore Home Checklist to Set Priorities

Keep your list simple.

Must clarify: Items that would be costly or difficult to replace before you use the home.

Nice if included: Items you would keep but would not base your purchase on.

Do not want: Furniture, décor, equipment, or stored items you would rather have removed.

Seasonal buyers should think about what they need before their first full summer. Replacing bedroom furniture, outdoor seating, beach equipment, and kitchen supplies can add up quickly.

Year-round buyers should ask a different question. Would the existing furnishings work for everyday life, or become another project after closing?

Confirm What Comes With the Home

Give your list to your real estate professional. Where appropriate, your attorney can help clarify how agreed-upon inclusions and exclusions should be addressed in the transaction documents.

Do not rely on listing photos, a showing, or a casual conversation. If an item matters to you, make sure the purchase documents clearly reflect what was agreed upon.

Before closing, use the final walk-through to confirm that anything the seller agreed to leave is still at the property.
